What Changes Across the Metro

  • Tree species, not just tree cover. Willow oak in Henrico drops twice a year. Loblolly pine in Chesterfield drops continuously. Those need different schedules, not just different prices.
  • Roof geometry. Midlothian’s multi-gabled homes carry far more linear gutter and far more valleys than their footprint implies.
  • Housing age. Bon Air and older Ashland homes need fascia checked before hardware is touched. Post-war stock is more forgiving.
  • Terrain. Flatter Hanover ground means discharge placement matters more than it does on a sloped Chesterfield lot.
  • Number of rooflines. East Henrico and Hanover properties often carry three or four separate guttered structures. Quote the property, not the house.
