The far West End’s planned communities — Wyndham, Twin Hickory, Grey Oaks, Bacova — were built with fast-growing shade trees that are now tall enough to matter. The bigger factor is roof geometry. These homes carry steep pitches, multiple valleys, and long gutter runs — far more linear footage than an older Richmond ranch.
